How to Choose a Flat Roofing Company That Won’t Let You Down

flat roof

You’ve got a leak that won’t quit, or maybe you’re finally looking at the blueprints for that new extension. Either way, you need a roof. You grab three quotes, and one comes back miles cheaper than the rest. It is so tempting to just take the saving and run.

But this is exactly where most people trip up. They look at the bottom line instead of what that money is actually buying. When a bargain roof starts failing after two winters, that “saving” is gone. Fast. You end up paying twice for the same job, plus the cost of fixing damp ceilings.

Choosing a reliable flat roofing company isn’t about finding the lowest price. It’s about finding people who won’t leave you with a bucket under a drip in three years.

The Accreditation Trap

Flat roofing isn’t a side job for a general builder. Not anymore. The materials and the rules change almost every year. A roofer using methods from a decade ago might be fine with basic felt, but they’ll likely mess up a modern single-ply system. They might not even know about the latest Part L thermal rules for insulation.

When you’re vetting a flat roofing company, check their badges. But check them properly. You want to see qualifications or training specifically in flat roofing. General construction isn’t enough. You also want to see manufacturer certificates. If they are fitting a system like Vanguard, they should have a piece of paper from the manufacturer saying they actually know how to do it.

Trade bodies like the NFRC or the Competent Roofer Scheme are big ones. These groups don’t just hand out stickers. They check that members stay up to date. If a contractor gets touchy when you ask for proof, walk away. A pro will have their certificates ready before you even ask.

Insurance: The Bit Everyone Skips

Insurance feels boring until a roofer drops a torch or someone trips on your driveway. If they aren’t covered, you are the one on the hook. We are talking about potential claims in the tens of thousands.

You need to see three things. Public liability is the big one. For a house, you want five million pounds. For a commercial site, ten million is better. Then there is employer’s liability. If they have a team, they legally need this. Finally, professional indemnity protects you if their technical advice turns out to be wrong.

Don’t just take their word for it over a cuppa. Ask for the current certificates. Check the expiry dates. A legitimate flat roofing company will show you these without making it weird. If they don’t have them, they aren’t a real company. They’re just a person with a van.

Why Pitched Roof Experience Doesn’t Count

“Twenty years in roofing” sounds great on a van door. But if nineteen of those years were spent laying tiles on a slope, they’re basically an apprentice on a flat roof. The two jobs are completely different. The way water moves, the way materials expand, and the way you seal a corner are totally different skill sets.

Ask them how many flat roofs they actually do each week. Do they handle commercial jobs or just sheds? Can you see photos of a project that looks just like yours? You want to see real work, not just shiny photos from a brochure.

Specialists vs. Jacks of All Trades

A proper flat roofing company won’t just offer you one option. They won’t push the one material they happen to have left over in the warehouse. They should be able to explain why EPDM rubber is okay for some jobs, why GRP fibreglass can be too brittle for others, and why a PVC system like Vanguard is usually the winner for long-term value.

Materials have moved on massively. You can get anything from cheap felt to high-end systems that last forty years. If a roofer can’t explain the pros and cons of at least three systems, they aren’t a specialist. They’re just selling what they know, which might not be what your building actually needs.

The Truth About Warranties

Everyone offers a “ten-year guarantee” these days. It’s a standard line. But you have to look at who is actually standing behind it. Usually, the roofer blames the material, and the material company blames the roofer’s installation. You get stuck in the middle while your roof keeps leaking.

This is why we do things differently. Because we manufacture and install our own Vanguard system, there is no one else to point at. We take the hit if anything goes wrong. You also want an insurance-backed warranty. That means if the company goes bust, your roof is still covered by a third party. Without that, a warranty is just a piece of paper.

Your Quick Vetting Checklist

Don’t sign anything until you can check these five boxes for your flat roofing company:

  • Do they have flat-roof specific NVQs?
  • Is their insurance current and high enough?
  • Can they show you ten flat roofs they’ve done in the last year?
  • Can they explain the difference between PVC, EPDM, and GRP?
  • Is the warranty insurance-backed and easy to read?

A new roof is a massive investment. Spending twenty minutes checking these facts now will save you twenty years of stress later.
