Fast, Accurate Leak Detection For Flat Roofs

Find & Prevent Leaks With Electronic Leak Testing

Flat Roof Leak Problems?

It won’t surprise you that at Proactive Flat Roofing, we love flat roofs.

High-quality flat roofs that have been professionally installed hold strong against moisture, sunlight and extreme weather, lasting for many years. Our Roof Replacement Services ensure that when it’s time for an upgrade, your new roof is durable, efficient and built to perform for decades.

However, waterproof coverings can fail for several reasons. Lack of maintenance, age, poor installation and damage can cause leaks. Dealing with a leak early can prevent more costly, invasive corrective solutions.

And that’s where electronic leak detection comes in.

What Is Electronic Leak Testing?

Have you noticed bubbles, blisters or saggy areas on your flat roof?

Chances are you’ve got a leak on your hands.

Electronic leak testing is a gentle but precise way of detecting leaks and areas of trapped water in flat and low-pitched roofs. Identifying the point of failure early on prevents a minor issue from escalating into a bigger problem, avoiding invasive and costly exploratory work and repairs.

Compatible with most flat roofing systems, electronic leak detection is a quick and efficient method of detecting roof leaks and causes no damage to the roof itself.

How Does It Work?

Electronic leak testing equipment is available for use in wet and dry conditions. The roof is cleared of debris before testing to provide an optimal testing environment.

Once the roof is clear and the specialist kit is set up, a low-voltage electrical current is applied to the roof surface. The current is safe to use for the operator and does not damage the roofing system.

The electrical current is drawn to areas of moisture because water is conductive. If there’s a leak, the current flows through its path and indicates the location of the hole or tear in the roof.

Any defects identified from the test are then marked on the roof’s surface so that remedial works can take place to preserve the integrity of the roof and prolong its lifespan. In addition, a full written report with photographic evidence of every identified defect is normally supplied.

The Benefits Of Electronic Leak Testing

Electronic leak detection is a valuable tool for pinpointing and addressing leaks in flat roofs before they become more costly.

Non-Invasive

Traditional leak detection methods involve destructive actions such as cutting into the waterproof covering. Electronic leak testing bears no damage to the roof whatsoever, making it a gentle and cost-effective solution.

Precise

Electronic leak testing can detect defects the size of one micron (a pinprick), meaning the point of failure can be identified quickly and efficiently. This mitigates the need for further, more invasive exploratory work, which can be both expensive and highly disruptive.

Efficient And Versatile

Contractors can use electronic leak detection systems to check over any size and most types of flat roof, including modified bitumen roofs and single-ply membranes. This makes electronic leak testing worth considering for large roofs on both commercial and residential buildings.
